New President
Kevin Meuse has resigned as President of the Homeowners Association due to an unpredictable medical condition. Todd Withrow, the Secretary, will serve as the new President. Several Board members are juggling multiple roles at this time. If anyone is interested in being a Board member, please contact us by voicemail at: 678-714-0330, or email via: Board@LittleMillFarms.com.

The Treasury
As Treasurer of the Home Owners Association (HOA), I made a commitment to keep you, the residents of Little Mill Farms, informed of all financial situations. Financial reports have been delayed due to a pending Audit report. It turns out no audit was performed. We did however receive an advisory letter from a CPA that was contracted by our previous HOA Board. The letter states all receipts and documents were kept and it recommended setting up a better accounting system.

Based on this finding, we are using the information available from an existing database related to the Homeowners dues. Residents that have not paid their HOA dues/fees will receive a letter this month with an invoice showing the amount due as of 9/30/2003.

I started our current accounting/bookkeeping system after 5/31/2003, with pre-existing information that has now been updated. As required by our covenants, all financial information is available for review.

Gladys Avella, Treasurer

Common Areas
The HOA is in the process of resolving issues that have been voiced by numerous residents regarding our common areas. Some of these issues are as follows:

Maintenance
We have received several bids from local landscape companies for cleaning up and maintaining the common areas located throughout the community. We plan to have the appearance of these areas up to par with the rest of our community very soon.

Recreation Area Hours
Several homeowners living near the park have noticed children playing in the park before sunrise and after sunset on various days of the week. In an attempt to resolve this issue, we plan to post hours for which the park will be open.

"Yard Travelers"
Homeowners have voiced concerns about children and adults walking through their property to get to and from the park area. Our short-term solution to resolve this problem is posting signs that these yards are private property and not a walkway. We may explore privacy fencing in these areas as well if the signs are not effective.

Reminders
Yard Maintenance
After cutting and edging your property, please clean up any loose grass on the street and sidewalk. This will help our entire community look better.

Trashcans
Many residents are bringing their empty trashcans in from the street but leaving them outside their garage. Please store trashcans in your garage or in a place that cannot be seen from the street.

Pest Control Day
A local Pest Control Company informed us that a good way to get rid of a higher percentage of pests in and around our homes is to coordinate a neighborhood-wide pest treatment day. We have chosen Saturday, September 20th as the day we should all try to treat our properties for pests.
