Yard
of the Month for August
Congratulations to the homeowners of 5775 Little Mill Parkway
for being chosen as August's Yard of the Month!
Finances
& Committees
The audit is now complete and Gladys will finally get the
report and past financial records. There have been no volunteers
yet for the Architectural Committee. Josh is trying to set
up a new system for dealing with covenant violations but he
needs help.
Ambassador
Program
The next step will be to meet with those interested in the
“adopt-your-block” concept. Rita and Lisa volunteered
their home for an informational meeting Thursday, 8/14, at
7:30 p.m. Lisa will call to invite those who signed up so
far. The garage sale flyers will be ready by then and can
be given to anyone willing to help distribute them to their
neighbors.
Garage
Sale
Date: 9/20 & 9/21: Signup target date will be Sept. 7
so that we get an idea of how many people are likely to participate.
The next newsletter will include a reminder and phone/email
options for those who decide to sign up later. We will be
collecting a registration fee of $5 this year, which will
be used for newspaper ads, larger signs for busy intersections,
and balloons. If enough people sign up, we can invest in at
least one sign that is reusable.
New
Residents
Little Mill Farms would like to welcome the following new
residents to the neighborhood: Jacqueline Huggins, Lauren
Pitts & Avery McClain.
President
of the Homeowners Association
Due to unpredictable medical conditions, Kevin Meuse was forced
to resign as President of the Home Owners Association. Todd
Withrow, the Secretary, was appointed President until further
notice. If anyone is interested in assisting the Board of
Directors and or the community in any way, please contact
us via voicemail at: 678-714-0330,
or email at: Board@LittleMillFarms.com.
New
Homeowners Association Board of Directors
As most of you know there has been a turn over in the Homeowners
Association board. The new board members are as follows:
President:
Kevin Meuse
Vice President: Dennis Hord
Treasurer: Gladys Avella
Secretary: Todd Withrow
Social Committee Chairman: Joshua Avella
We
would like to thank the previous board members for all their
work and effort in establishing the resident operated Homeowners
Association. They have put the neighborhood in the residents
hands and created a base in which we can continue to serve
our community.
As
your new H.O.A. board, our main objective is to include all
residents in the decision making process and future development
of our community. We encourage all to express comments, concerns
and ideas in order to make this community a great place to
live. We plan to have in place community programs to build
relationships between residents and board members. We welcome
participation in every aspect of developing a community in
which everyone can be proud to call home. In order to achieve
this we also encourage you to use the resources available
to express your ideas.
These
resources include our web site, E-Mail address, voice mail
and the adopt-a-street program. One of the best ways to be
active in the community is to attend the Homeowners Association
meetings. You will have plenty of notice as to the time and
place of these meetings.
We
as board members hope to serve you well and make Little Mill
Farms a great place to live.
Thank
you,
Kevin Meuse
President

State
of the Treasury
As your new treasurer, one of my goals will be to keep the
Homeowners informed of what funds we have available to us
through your Homeowners dues payments. As we have just complete
a turnover of board members, we are still awaiting an audit
of the past two years accounting. Once this is received my
report can be more detailed but for now, I can describe what
we have in our accounts.
At
the turnover of the bank account, we had a total of $1,088.31
in our checking account and a total of $21,861.38 in our savings
account. Within the first few weeks of the turn over of funds
we have received a lawn care bill of $906.00 and a check was
posted for $6,750.00 to complete the payment of the basketball
court in the new recreation area, which is still under construction.
We
will be allotting funds to finish the landscaping and parking
area of the recreation area. We are currently exploring avenues
to collect unpaid dues although we will not be making public
the names of the residents who are past due. Unpaid dues severely
limit the funds we currently have available by approximately
$4,000.00. We strongly encourage those who have not paid your
dues in the past to do so as it will provide our neighborhood
the funds needed to maintain the entire subdivision.
A
more accurate accounting of funds will be known after the
audit is received. Before the cost of completion of the recreation
area, we currently have $2,359.32 in our checking account,
and $12,132.20 in our savings account.
I
look forward to serving as your treasurer and will continue
to provide updates to the state of the treasury.
Gladys
Avella,
Treasurer
Secretary
of the Board
As your new Secretary, one of my goals will be to improve
communication amongst all Little Mill Farms residents and
the Board of Directors. Two means of communication in which
I plan to improve include the neighborhood website and newsletter.
Both of which I have redesigned and constructed to improve
visual appeal as well as level of information.
We
will continue to release newsletters every other month, plus
two additional issues for special occasions through out the
year. The website will be updated daily to ensure the most
up to date information is made available to you.
Another
personal goal of mine is to improve the overall organization
of the Boards records and activities. This will be done
by implementing a new system for storing and tracking all
that the Board is responsible for.
I
look forward to serving as your new Secretary and will continue
to provide you with updates as we progress with our endeavors.
Todd
Withrow
Secretary
Homeowners
Association Meetings
We will now have two regular Homeowner Association meetings
through the year, as well as two additional meetings for special
events. The dates, times and locations of these meetings will
be made available to you in the near future.
August
Social Committee Meeting
The August Social Committee Meeting will be at 7:30 p.m. on
Monday, August 4, at 1840 Patrick Mill Place. New members
are always welcome.
Subdivision
Garage Sale
The next Subdivision Garage Sale will be held on Friday, September
19, and Saturday, September 20. Watch for a flyer in August
with sign-up details.
Holiday Luminary Candle
Night
Our first Holiday Luminary Candle Night will take place this
December. Residents who wish to participate will be able to
purchase the supplies needed through the Homeowners Association.
Watch for more information in the next newsletter.
Ambassador
Program
The Little Mill Farms Ambassador program is to add a point
of contact for neighbors to talk with about Homeowners issues.
If we add a personal touch to our neighborhood, think what
we can do to make a beautiful place to live. This is starting
to be established, we need more ambassador volunteers and
more neighbors that want to participate.
After
neighbors are paired up with ambassadors that live near each
other, our first project will be to decide what we want to
do with our common areas. When we break it down to you "Adopting
your Street" and getting together with your neighbors
that have the same common areas, the task of beautification
does not seem as large.
Lets
work together! For more information, e-mail or write the HOA.
Don't forget to include your name, address and phone number.
For those that have already signed up, thank you.
Volunteers
Needed
The Architectural and Social Committees need new members to
replace those who are not able to continue this year. If anyone
in your family would like to join one or both, please contact
us by voicemail at: 678-714-0330
or by email at: Social@LittleMillfarms.com
or Architectural@LittleMillFarms.com.
Sponsors
We are now accepting ads to sponsor the Homeowners Association.
If you are a business owner or know someone who is and would
like to place an ad in the Little Mill Farms newsletters and
website, please contact by voicemail at: 678-714-0330
or by email at: Sponsors@LittleMillFarms.com
Our
current Sponsors include: Big Dog Tennis Factory, Bulldog
Lawn Care, Magnolia Lawn, and Casa Realty Group. Please review
the Sponsors page in our newsletter and on this website under
the Sponsors
section for more information regarding our Sponsors.
The
annual cost for Sponsors to advertise in our newsletters and
on our website is as follows: a business card size ad is $100.00,
¼ page size ad is $175.00, ½ size ad is $220.00,
and a full-page ad is $300.00.
BFI
News
BFI has agreed to re-grade and level the park and recreation
area. We plan to landscape this area shortly after BFI is
through. We are currently looking for help in maintaining
the common areas and the recreation area. If you can help
or have suggestions, please contact us by voicemail at: 678-714-0330
or by email at: HOA@LittleMillFarms.com.
Front
Entrance
Bulldog Lawn Care, a Little Mill Farms Homeowner, will now
be maintaining the front entrance to our neighborhood. The
quality of their services is excellent and we feel confident
they will continue to do a great job. Please review our Sponsors
section on this site for information on their services.
BFI
Landfill
We spoke with BFI recently in regards to the landfill. They
plan to cap the first dump area by the end of this year, as
well as install another air freshener. Both of these actions
should help reduce the odor through out the neighborhood.
Resident
Directory
We are in the process of trying to update the entries in the
Residential Directory to ensure they are as accuracte as possible.
In order to do so, we plan to visit Homeowners to gather better
information about who is iving in each home.
Yard
of the Month for July
Yard of the Month is a new program that we have recently implemented.
We plan to review the neighborhood once a month to determine
which homeowner's yard best represents our community. Congratulations
to the homeowners of 5763 Dexter's Mill Place for being chosen
as July's Yard of the Month!
Speed
and Safety
Our community has a large number of children who use the streets
of Little Mill Farms. Please help us keep our children safe
by maintaining the 25mph speed limit.
